Buying Property Overseas?  Seven Points To Ponder

Buying property overseas is a big step as well as a very exciting one.  There are few things that can give you so much enjoyment as well as making you money. But it's not something you can just leap into without knowing what you're doing.  Here are some tips to start you on the right path.
  1. WHY are you buying property overseas?  Is it as an investment?  Is it a vacation and/or retirement home for yourself?  Is it for renting out?  Be very clear.  This will determine where you buy your property.
  2. If it's an investment or for capital gain, make sure you're not buying in a market that's saturated.  You need to identify a hot market where there's good potential for growth. Possibilities here are Bulgaria, Turkey or Egypt.
  3. Is it somewhere you're considering moving to permanently?  If so, you need to be sure it's a place where you feel at home and preferably can speak the language.  The fact that you've enjoyed a couple of weeks' vacation there doesn't mean you'll be happy living there. 
  4. If you're looking for a vacation home for yourself or to rent out, don't just grab a property because it's cheap.  You must research the area thoroughly - is it a place people want to go on vacation?  What are the transport links like? Can you and others get there easily?
  5. Get professional help - you can't do it on your own.  You need a lawyer/attorney who is reliable and who can speak your language.  Many many people have come to grief in buying overseas property because they didn't research the title properly and lost all their money.
  6. You also need help in researching planning/zoning laws.  Was the house legally built on that land?  Could an apartment block be built in front of your property, blocking your view of the sea?  All these things can and do happen.  Global Property Group can assist you at every step.

Most of these countries are so enchanting that it's easy to get carried away and be tempted to make a purchase you regret later.  Buying property overseas is full of traps for the unwary.
